You already know this and your client almost certainly doesn't. Pools and spas are excluded under the ASHI and InterNACHI standards of practice, so the report comes back with “recommend evaluation by a pool professional” and a disclaimer — on a system that can run five figures to repair.

Those are the three places a pool hides money. We assess all three, plus the safety items that become the new owner's liability at closing.

  • The pool — shell, plaster or liner, coping, tile, deck, structural cracking
  • The lines — skimmer, main drain, returns and suction; pressure testing where they can be isolated
  • The equipment — pump, filter, heater, salt cell, automation, with honest remaining life
  • Safety — anti-entrapment drain covers, bonding, barriers, gate latches, cover condition
  • Workmanship — whether prior repairs were done properly or papered over

The things you'll want to know

How quickly can you get out to a property?

Give us the contingency expiration date when you call and we schedule to it. Inspection season is busy — the earlier in the window you reach us, the more flexibility we have. A same-week appointment is normal if you call in the first few days.

What area do you cover?

Sewickley and the surrounding North Hills, the City of Pittsburgh, and Allegheny County generally. See our Allegheny County and Pittsburgh North service pages. If you are just outside, call and ask.

Can my client use your opinion to ask for a credit?

That is largely what it is for. The cost ranges in the opinion are the numbers we would quote to do the work ourselves, which makes them a lot harder to dismiss than a figure someone estimated. What the other side does with it is between you and them.

The pool is closed for the season. Is it still worth it?

Yes, with limits we will state plainly in writing. Closed, we can still assess the equipment, plumbing configuration, deck, coping, cover, and visible structure. What we cannot do is run the system or see the surface. For a significant purchase it is sometimes worth opening the pool — we will tell you honestly whether we think that is warranted.

Do you do the repairs you find?

We can, and many clients have us do them — but the opinion is not a sales pitch. We have no stake in whether the deal closes, and we would rather be the company you call for the next twenty transactions than pick up one repair job.

Can you also open, clean, or close the pool for a listing?

Yes. Openings, cleaning, green-to-clean restoration before photos, and closings are all standard work for us. A green pool in the listing photos costs the seller real money.
